Holiday Home Styling


We can help set up and fit out your holiday home for rental investment, including AirBnB, HomeAway and Stayz.
If you are just starting out in holiday rentals, or if you are after more bookings at a premium price, our investment property styling and marketing support will help your rental stand out from the crowd.
You choose a level of service to suit your needs – from help with style and layout, to sourcing beautiful furniture and décor to organising a professional photographer and helping launch your rental online or through an agent.


Our Process

Stage One: The Project Brief

We ask you to sign off on a short Project Brief that confirms your project scope.

This includes your goals, timeframes, budget, style vision, preferred quality and suppliers of large furniture items etc so that we can be sure we understand your needs.

Timeframe: 1 – 4 Days
Estimate Price: from $500 (depending on scope and need)

Stage Two: Design and Concept

We develop and provide you:

1) Design Specification List – a long list of furniture, bedding, art and décor items that we can procure for you to reflect the brief.

2) Mood Board showcasing hero pieces in the proposed furniture list and proposed colour palette.

These two design documents developed in Stage Two, together with the Project Brief in Stage One, are prepared for a fixed fee.

Once we send our drafts, we can meet online or onsite to discuss and make revisions up to 2 times, if needed, so you are happy with them.

Timeframe: Typically, 1-2 Weeks

Stage Three: Implementation

We manage all trade and supplier contact. For your project, this means purchasing, delivery, quality checking, and storage.

We charge an hourly rate ($110 inc. GST)  for Stage Three, in 15-minute increments, with a typical minimum of 15 hours. This amount will likely represent 50% of the time we estimate we will spend in this stage, depending on the final project scope and size of the design specification list of furniture we are sourcing for you. We ask that this 50% be paid upfront when you are sent the quote.

We keep you updated with emails, phone calls, or online meetings, as required, as we order items at the beginning and as the time for installation draws nearer at the end.

When we are nearing the end of the initial 50% of the estimated total hours, we let you know, and you can choose to pay us another lump sum payment or we can bill you weekly after this point.

For purchases, we typically work with half a dozen suppliers and get you to sign off on and pay for purchases prior to ordering. We share our trade discounts with you which typically averages out at a 10-15% discount off the recommended retail price. So, for $30,000 spent on furniture, this typically saves you $3,000 – 4,500.

We do not usually select and install white goods, kitchen appliances, bathroom, and laundry supplies. However, we can add items to the design specification list, if needed.

Timeframe: Typically, 6-10 Weeks
Hourly Rate: $110 inc. GST

Stage Four: Styling and Photoshoot

Our team delivers, assembles and installs all furniture, styles, hangs artwork and removes rubbish.

All pieces need to be carefully selected to make sure the style is cohesive and matches your vision. Sometimes we bring a range of décor items to try in the space. If a décor item doesn’t work, and if we don’t use it or something of ours of equivalent value, we refund you or quickly source an alternative of equivalent value.

We can also organise an experienced local photographer. We recommend Jon Harris Photography to take amazing photos for online marketing purposes. Jon has appropriate property photography packages available on his website. You can choose to deal with him directly or we can arrange this on your behalf. Alternatively, you may have your own photographer.
